Buying a home today feels different than it did even a few years ago. Interest rates have changed. Inventory has changed. Technology has changed. Even the contracts and negotiations look different than they did during the ultra-competitive market of 2021 and 2022.
If it's been a while since you've purchased a home, you're not alone if you feel like you're starting from scratch.
As an Atlanta Realtor, I work with many buyers who have bought homes before—they're simply entering a new chapter. Some are relocating to Atlanta, others need more space for a growing family, and some are downsizing after years in the same home.
No matter where you're starting, the overall roadmap is remarkably similar. Here's an overview of what you can expect from your first planning conversation all the way through closing day.
Step 1: Build a Strategy Before You Build a Budget
Before we ever schedule showings, I like helping buyers answer bigger-picture questions:
• Why are you moving?
• How long do you expect to stay?
• Which neighborhoods fit your lifestyle?
• How important is walkability or schools?
• Do you want turnkey or a renovation project?
The goal isn't simply to buy another house—it's to buy the right home for this season of your life.
Step 2: Meet With a Local Lender
Once you've established your goals, it's time to understand your financing options. A local lender can explain conventional, FHA, VA, jumbo, physician, and other loan programs while helping you determine a monthly payment that feels comfortable—not just what you qualify for.
I always encourage buyers to compare at least three lenders. Rates, fees, communication, and closing timelines can vary more than most realize.
Step 3: Assemble Your Buying Team
A smooth transaction usually includes an:
- experienced Realtor
- responsive lender
- knowledgeable closing attorney
- thorough inspector
- trusted insurance agent
One of my favorite parts of working with buyers is introducing them to professionals I've worked with for years.
Step 4: Start Touring Homes
Most buyers naturally notice kitchens, natural light, and floor plans. I'm also evaluating foundation movement, drainage, roof age, retaining walls, HVAC systems, future resale potential, and neighborhood trends.
Many Atlanta homes—especially intown neighborhoods like Virginia-Highland, Kirkwood, Candler Park, and Decatur—have wonderful character along with older systems. Those aren't necessarily red flags, but they do require informed decisions.
Step 5: Write a Competitive Offer
Winning isn't always about offering the highest price. Depending on the seller, stronger terms like flexible closing dates, occupancy, earnest money, contingency strategy, and financing strength can make all the difference. Every seller's priorities are different, and understanding those priorities is part of successful negotiation.
Step 6: Navigate the Contract Period
Once you're under contract you'll complete the inspection, appraisal, underwriting, title work, and final walkthrough. My biggest advice during this phase is simple: stay responsive. Most transactions move smoothly when buyers, lenders, attorneys, and agents communicate well.
Step 7: Close on Your New Home
Closing day is often the easiest part of the journey. You'll sign the paperwork, transfer funds, and once everything has been recorded, receive the keys to your new home. It's one of my favorite moments to celebrate with clients.

Always test-drive your commute. Ten miles across Atlanta can mean very different drive times depending on the neighborhood and time of day.
Older Homes Require Perspective
Historic homes often come with mature trees, older plumbing, settling, or original windows. Many are wonderful homes—they simply require realistic expectations.
Property Taxes May Change
The previous owner's tax bill isn't always what you'll pay. Ask your lender and Realtor to help estimate future taxes.
Renovations Cost More Than HGTV Suggests
Budget extra time and money for contractor schedules, permits, and unexpected discoveries.
Questions I Encourage Every Buyer to Ask
• Why are the sellers moving?
• How competitive is this neighborhood?
• How long do homes usually stay on the market?
• What concerns you most about this property?
• If this were your purchase, what would you negotiate?
The more informed you are before closing, the more confident you'll feel afterward.
Buying a Home Is More Than Finding the Right House
It's finding the right neighborhood, the right payment, the right timing, and the right long-term strategy.
