For the last few years, I've heard the same sentence over and over again:

"We're just waiting for rates to come down."

If you bought or refinanced during the historically low rates of 2020 or 2021, today's mortgage payments can feel like a completely different world. But something interesting has happened over the past few years—buyers have (finally) adjusted. 

They're no longer asking, "Should I wait?" They're asking, "How do I make a smart purchase in today's market?" and I think that's exactly the right question.

Today's Market Is About Lifestyle, Not Timing the Perfect Rate

Very few people buy a home because mortgage rates hit a certain number. They buy because life changes: a new job, growing family, relocation, shorter commute, better schools, or a desire for more space.

Instead of asking whether rates will drop next year, ask whether buying a home today improves your life enough to make the monthly payment worthwhile.

The Good News: Buyers Have More Options Again

Higher interest rates have affected affordability, but they've also created opportunities that simply didn't exist during Atlanta's ultra-competitive market a few years ago.
